Buying a new home is one of the most exciting things that I can
think of, not to mention one of the largest investments we usually purchase in
our lives. So, I would have to say...it's a pretty big deal, which brings
me to my next blog topic...New Home Sales. A friend of mine has recently
started exploring this market as she prepares to purchase her first
home...fabulous right?? I thought so, ironically she didn't and quite
frankly considered my enthusiasm a little obnoxious. ;) This was by
far one of the most challenging endeavours that these newlyweds were about to
embark upon...

"Sarah and Jim" arrive at the Sales Office, very excited to see the
model homes with each one more beautiful than the next, and finally decided
that their quest for their perfect home would no longer consist of houses from
the resale market. This would certainly make their selection process much
easier. But wait, just as they thought they had made substantial headway,
here comes...The Elderberry, The Marigold, The Wellington, The Dover, The
Lancaster, The Newhaven, The Atrium, The Primose...and the list goes on...you
get the point. Sarah and Jim were now faced with so many beautiful
options that you can no longer go with the deficiency list as a process of
elimination as each home was absolutely beautiful.
So Sarah and Jim
left the sales office with a plethora of brochures, options and information as
they continued on their journey. After several weeks of visiting many
local new home communities, taking in so many wonderful options, they decide to
research each of the communities to determine which would fit into their
lifestyle the best. Two months had now past and although the quest for
the perfect home was still high on their list of priorities, they decided that
they were in no rush and wanted to take their time.
January 5, 2013,
on a wet wintery day, Sarah and Jim decided to take a drive by one of the
communities that they were considering for a second look. Upon arrival
they were greeted pleasantly and given the list of current promotions, but this
time it was different, this time there was a construction special on certain
lots almost too good to be true. A closing date 10 months away, 9"
ceilings, granite counter tops, hardwood in the great room, a rec room ready
basement and ceramic tile in all "wet" areas PLUS a $20,000 design
centre credit or discount off of the purchase price. How fantastic is
that you say...where's the catch?
It was that very
moment they both knew that this was it, this was the home that they were going
to go with. It was in their original budget, the size was right, the
layout worked and the included upgrades were the deciding factor. Now
since the construction sale promotions are offered on a first come first serve
basis, Sarah and Jim had to act quickly and within a matter of minutes, they
were preparing their conditional offer: sight
unseen. You see this particular model, The Atrium, is a brand new edition for
the builder; there were no Atrium model homes constructed yet...anywhere!
